These Terms of Service should be read in conjunction with our Privacy Policy, Disclaimer, and Refund Policy.
These Terms of Service ("Terms") govern your use of the website at housegeek.co (the "Site"), operated by HouseGeek Services, LLC ("HouseGeek," "we," "us," or "our"). By accessing or using the Site, you agree to be bound by these Terms. If you do not agree to these Terms, do not use the Site.
The website housegeek.co is owned and operated by HouseGeek Services, LLC, a Texas limited liability company. By accessing or using this Service, you agree to be bound by these Terms of Service.
1. Acceptance of Terms
By accessing or using the Site, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you are using the Site on behalf of an organization, you represent that you have authority to bind that organization to these Terms.
2. Eligibility and Geographic Scope
The Site is intended for users who are at least 18 years old and located in the United States. Our services are currently focused on properties in Dallas County and Tarrant County, Texas. While others may access the Site, the information provided is specific to these areas and may not be relevant or available for properties elsewhere.
3. Description of Services
The Site provides informational tools to help homeowners understand whether they may have a reasonable basis to consider appealing or protesting their property tax appraisal. Specifically, the Site:
- Allows you to enter a property address and view publicly available information about that property, including market values, year-over-year changes, and capped values when available.
- Displays a satellite image of the property.
- Provides an assessment or score indicating the likelihood that an appeal might be worth considering, based on publicly available data and our proprietary analysis.
- Provides links to official appraisal district websites so you can verify information.
- Offers optional email notifications about future assessment releases and related information.
In addition to the free informational tools described above, HouseGeek sells paid digital products designed to support homeowners who choose to protest their property tax appraisal on their own. These products include the Evidence Pack, the Full Playbook, and upgrades that convert an Evidence Pack to a Full Playbook. Product details and current pricing are published at /pricing. Paid products are described in more detail in Section 4.
Limitations of Our Services
Our services, including both the free informational tools and any paid digital products, are informational only. We do not:
- Guarantee any particular outcome from a property tax appeal or protest.
- Provide legal, tax, financial, or professional advice.
- File or submit protests on your behalf. Filing the protest with the appropriate appraisal district is your responsibility.
- Represent you in any official proceeding.
- Monitor, verify, or confirm that you have filed a protest, uploaded files to the county portal, or followed any of the instructions provided in our materials. Whether you complete those steps is entirely up to you.
- Attend Appraisal Review Board (ARB) hearings, informal hearings, settlement conferences, or any other proceeding. We cannot appear at a hearing on your behalf and we cannot advise you in real time during a hearing.
- Communicate with the Dallas Central Appraisal District, the Tarrant Appraisal District, or any other appraisal district on your behalf, before or after you file. Any communication with the appraisal district must come directly from you.
- Provide ongoing case management, post-filing support, or assistance with appeals beyond delivering the evidence materials and written guidance included in the product you purchased.
- Act as a licensed property tax consultant, tax agent, attorney, real estate broker, or appraiser. Purchasing our products does not create a professional or fiduciary relationship between you and HouseGeek.
4. Paid Products and Digital Goods
Products Offered
HouseGeek sells flat-fee digital products to residential homeowners in Dallas and Tarrant County, Texas. The current products are:
- Evidence Pack: A digital report containing comparable sales analysis, an equal and uniform equity report, and instructions on how to document property condition with photographs.
- Full Playbook: A digital report containing everything in the Evidence Pack plus photo upload and incorporation services, county portal walkthrough materials, hearing guidance, post-hearing materials, and the Annual Appraisal Monitor.
- Upgrades: Purchases that convert an existing Evidence Pack to a Full Playbook by paying the difference plus a small upgrade premium.

Delivery
Products are delivered electronically. Delivery is considered complete upon the earlier of (a) your first successful download of the Evidence Report or (b) the moment the Evidence Report is made available to you in your HouseGeek account.
License
HouseGeek grants you a limited, personal, non-transferable, non-exclusive license to use the Evidence Report for the purpose of protesting the property tax assessment on the specific property named at the time of purchase. You may not resell, redistribute, or publish the Evidence Report, and you may not use it for any property other than the one named at purchase.
Annual Appraisal Monitor
The Full Playbook includes a year-round Annual Appraisal Monitor for the property named at purchase. The monitor checks publicly available appraised values for your property on a recurring basis and sends you notifications when new values are published. Details of how the monitor works and how to opt out are described in our product materials.
5. User Responsibilities
When using the Site and any product you purchase from HouseGeek, you agree and acknowledge that:
- You are solely responsible for filing the protest. HouseGeek does not file on your behalf. You must submit your protest through the appraisal district's portal, by mail, or by whatever other method the appraisal district accepts, by the applicable deadline.
- You are solely responsible for uploading the correct files. If your product includes guidance on what to upload to the county portal, it is your responsibility to follow those instructions, upload the correct files, and confirm that the upload was accepted. HouseGeek does not verify, confirm, or monitor your uploads.
- You are solely responsible for meeting deadlines. Property tax protest deadlines in Texas are strictly enforced. If you miss the deadline, you forfeit your right to protest for that tax year. HouseGeek is not responsible for missed deadlines, regardless of any notification, reminder, or monitoring service we may provide.
- You are solely responsible for attending any hearings. If your protest is escalated to an informal hearing or an Appraisal Review Board (ARB) hearing, it is your responsibility to attend, present your case, answer questions, and make settlement decisions. HouseGeek does not attend hearings and cannot represent you.
- You are solely responsible for communications with the appraisal district. Any questions, disputes, settlement offers, rejection notices, or other communications from the appraisal district must be handled by you directly. HouseGeek cannot and will not communicate with the appraisal district on your behalf.
- You are solely responsible for the accuracy of the information you provide. This includes the address and property details you provide to HouseGeek, any photos you upload, and any statements you make in your filing or at a hearing.
- You must make your own independent decisions. HouseGeek provides data and written guidance. The decision to file a protest, the decision to accept or reject a settlement offer, and the decision to escalate to an ARB hearing are yours alone.
- You agree to use the Site only for lawful purposes and in accordance with these Terms.
6. Refund Policy
Refund eligibility for paid digital products depends on when the purchase was made. Two rules apply.
For purchases made on or before May 15, 2026 (pre-deadline): Both of the following conditions must be met for a refund to be available:
- You have not yet downloaded your Evidence Report. Once you download the Evidence Report, the product has been delivered and no refund is available.
- May 15, 2026 has not passed. After May 15, the Texas property tax protest filing deadline has passed and no refund is available, regardless of download status.
For purchases made after May 15, 2026 (post-deadline): A 24-hour refund window applies. Both of the following conditions must be met for a refund to be available:
- You have not yet downloaded your Evidence Report.
- Less than 24 hours have passed since payment cleared. After 24 hours from payment, no refund is available, regardless of download status.
Whichever trigger comes first closes the refund window in either rule. If both conditions are still met, you may request a full refund for any reason.
Once the applicable window closes, all sales are final. HouseGeek does not offer refunds after either trigger has occurred, including for the following reasons: you change your mind, you decide not to file, you file and receive no reduction, the appraisal district denies your protest, you miss the deadline, you are unable to upload files, you do not attend a hearing, or you are dissatisfied with the data in the Evidence Report.

Loyalty Guarantee
Full Playbook customers who fully file a protest using our materials and receive no reduction in their appraised value may be eligible for 50% off next year's Full Playbook. The Loyalty Guarantee is a forward-looking discount on a future purchase. It is not a refund, has no cash value, and does not entitle you to any return of money paid for the original purchase. The Loyalty Guarantee applies to Full Playbook customers only and is not available to Evidence Pack customers. Full details are in our Refund Policy.
Chargebacks
If you initiate a chargeback or payment dispute with your bank, card issuer, or payment processor for any purchase that is non-refundable under this policy, you are in violation of these Terms. HouseGeek will provide the payment processor with a copy of these Terms, your purchase record, and your consent to this policy at checkout, and will contest the dispute. HouseGeek may also suspend or terminate your account and decline to provide you with products or services in the future.
7. Payment Processing
Stripe
HouseGeek uses Stripe, Inc. ("Stripe") as its payment processor. When you make a purchase, your payment card information is collected and processed directly by Stripe under Stripe's terms of service and privacy policy. HouseGeek does not see, store, or have access to your full payment card number, CVV, or other sensitive card data.
What HouseGeek Receives from Stripe
HouseGeek receives transaction metadata from Stripe, including the amount charged, the last four digits of the card, the card brand, the billing ZIP code, the transaction status, and a Stripe transaction identifier. HouseGeek uses this information to confirm your purchase, deliver the product, and handle any chargebacks or disputes.
Currency and Taxes
All prices are shown in U.S. dollars. You are responsible for any applicable sales, use, or other taxes imposed by your state or locality on digital goods, unless HouseGeek collects and remits such taxes at checkout.
8. Accounts and Registration
Account Creation
To purchase a product, you must create a HouseGeek account with a valid email address and password. Accounts are managed through Firebase Authentication, provided by Google LLC.
Account Security
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. Notify HouseGeek immediately if you suspect unauthorized access.
One Account per Customer
You may not create multiple accounts to circumvent these Terms, the Refund Policy, or any other HouseGeek policy.
Account Termination
HouseGeek may suspend or terminate accounts that violate these Terms, initiate chargebacks, or engage in fraudulent or abusive behavior.
9. No Professional Advice
The information provided on the Site, and any digital products we sell including Evidence Packs and Full Playbooks, are for general informational purposes only and do not constitute legal, tax, financial, or other professional advice. Our assessments, scores, comparable sales analyses, equity analyses, and written guidance are based on publicly available data and our own analytical methods, and they do not guarantee any outcome.
Before taking any action based on information from the Site or from any product you purchase, you should consult with qualified professionals and verify all information with official sources such as the Dallas Central Appraisal District (DCAD) or Tarrant Appraisal District (TAD). Purchasing a HouseGeek product does not create an attorney-client, tax advisor-client, broker-client, agent-client, or any other professional relationship between you and HouseGeek.
10. Intellectual Property
The Site and its original content (excluding public records data and third-party content) are owned by HouseGeek and are protected by copyright, trademark, and other intellectual property laws. You are granted a limited, non-exclusive, non-transferable license to access and use the Site for personal, non-commercial purposes.
You may not:
- Copy, modify, or distribute any content from the Site without our prior written consent.
- Use any HouseGeek trademarks, logos, or branding without our prior written consent.
- Remove or alter any copyright, trademark, or other proprietary notices.
11. Prohibited Uses
You agree not to:
- Use any automated system, including bots, scrapers, or spiders, to access the Site or collect data.
- Attempt to interfere with, disrupt, or disable any aspect of the Site or its infrastructure.
- Reverse engineer, decompile, or attempt to extract the source code or underlying algorithms of the Site.
- Use the Site for any unlawful purpose or in violation of any applicable laws.
- Misrepresent your identity or affiliation when using the Site.
- Resell, redistribute, or commercially exploit data obtained from the Site or from any purchased product without our prior written consent.
- Use the Site to harass, stalk, or monitor any person, or to gather information about properties for any unlawful purpose.
12. Third-Party Links and Content
The Site contains links to third-party websites, including official appraisal district websites. These links are provided for your convenience only. We do not control, endorse, or assume responsibility for the content, privacy policies, or practices of any third-party websites.
The Site uses third-party analytics and advertising measurement technologies, including Google Analytics (provided by Google LLC), the Meta Pixel and Meta Conversions API (provided by Meta Platforms, Inc.), and Microsoft Clarity (provided by Microsoft Corporation). These services operate under their own terms of service and privacy policies, which govern how they collect, use, and process data. By using the Site, you acknowledge that these third-party providers may collect and process certain data about your interactions with the Site as described in our Privacy Policy.
Satellite images and mapping data displayed on the Site are provided by third-party providers. These images may not be perfectly current or accurate. We are not responsible for any errors or omissions in third-party imagery or data.
Public records data displayed on the Site comes from appraisal district and similar public sources. This data may be incomplete, delayed, or contain errors. You should always verify information with official sources.
13. Analytics and Tracking Technologies
The Site uses cookies and similar tracking technologies provided by third parties, including Google Analytics, Meta Platforms, Inc. (via the Meta Pixel and Meta Conversions API), and Microsoft Corporation (via Microsoft Clarity), to analyze usage patterns, measure advertising effectiveness, and improve our services.
By using the Site, you acknowledge and agree that:
- Cookies may be placed on your browser by the Site and by third-party analytics and advertising measurement providers.
- Certain browsing data, conversion events (such as email sign-ups, account registrations, and purchases), device information, and cookie identifiers may be collected and shared with these providers.
- Session recording technology may capture interaction data such as mouse movements, clicks, and scroll behavior to help us identify usability issues. Text entered into form fields is automatically masked and is not captured in recordings.
- Personal information shared with Meta through the Conversions API, such as email address and limited location data, is cryptographically hashed before transmission.
- These third-party providers process data in accordance with their own privacy policies and terms of service.

14. Referrals and Third-Party Consultants
The Site may provide information about third-party property tax consultants or similar service providers. If we provide such information:
- We may have commercial arrangements with some or all listed consultants and may receive compensation if you engage their services.
- Any referral information is provided for your convenience only. You are free to choose any service provider you wish, including providers not listed on our Site.
- We do not endorse, guarantee, or assume responsibility for the services provided by any third-party consultant.
- You should independently evaluate any consultant before engaging their services.
15. Disclaimer of Warranties
THE SITE AND ALL INFORMATION, CONTENT, PRODUCTS, AND SERVICES PROVIDED THROUGH THE SITE ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.
TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT.
WE DO NOT WARRANT THAT:
- The Site will be uninterrupted, error-free, or secure.
- The information provided will be accurate, complete, or current.
- Any assessment or score will predict the outcome of a property tax appeal.
- Satellite images or mapping data will be current or accurate.
- Any Evidence Report, comparable sales analysis, equity analysis, written guidance, hearing script, or other digital product will result in a reduction of your appraised value, a successful protest, a favorable hearing outcome, or any other specific result.
16. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, HOUSEGEEK AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SITE OR ANY PRODUCT PURCHASED THROUGH THE SITE.
IN NO EVENT SHALL OUR TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATED TO THE SITE OR ANY PRODUCT PURCHASED THROUGH THE SITE EXCEED THE AMOUNT YOU ACTUALLY PAID HOUSEGEEK FOR THE PRODUCT GIVING RISE TO THE CLAIM IN THE TWELVE MONTHS PRECEDING THE CLAIM, OR ONE HUNDRED DOLLARS ($100), WHICHEVER IS GREATER.
IN NO EVENT SHALL HOUSEGEEK BE LIABLE FOR ANY FAILURE, DELAY, OR ERROR CAUSED BY YOUR FAILURE TO FILE, UPLOAD, ATTEND, OR OTHERWISE COMPLETE ANY ACTION REQUIRED OF YOU UNDER THESE TERMS OR UNDER ANY PRODUCT YOU PURCHASE.
SOME JURISDICTIONS DO NOT ALLOW THE EXCLUSION OR LIMITATION OF CERTAIN DAMAGES, SO SOME OF THE ABOVE LIMITATIONS MAY NOT APPLY TO YOU.
17. Indemnification
You agree to indemnify and hold harmless HouseGeek and its officers, directors, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to your violation of these Terms, your use of the Site, or your use of any product purchased through the Site.
18. Dispute Resolution and Governing Law
These Terms are governed by the laws of the State of Texas, without regard to its conflict of law principles.
Any dispute arising out of or related to these Terms or your use of the Site shall be resolved exclusively in the state or federal courts located in Dallas County, Texas. You consent to the personal jurisdiction and venue of such courts.
Before filing any claim, you agree to attempt to resolve the dispute informally by contacting us at the address below. If the dispute is not resolved within thirty (30) days, either party may proceed with formal legal action.
19. Changes to These Terms
We may update these Terms from time to time. If we make material changes, we will post the updated Terms on this page with a new effective date. Your continued use of the Site after any changes indicates your acceptance of the updated Terms.
20. Severability
If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
21. Entire Agreement
These Terms, together with our Privacy Policy, Disclaimer, Refund Policy, and any other policies referenced herein, constitute the entire agreement between you and HouseGeek regarding your use of the Site and any products purchased through the Site.
