1. Information We Collect

Information You Provide

We collect information you voluntarily provide when using the Site:

• Property address: When you enter an address to view property information and our assessment.
• Email address: If you choose to sign up for notifications about future assessment releases or related updates.

Account and Purchase Information

When you create an account or purchase a product, we collect and store the following:

• Email address and password hash: Your account credentials are managed through Firebase Authentication. We never store your password in plaintext.
• Billing metadata from Stripe: We store limited billing details provided by Stripe, including the last four digits of your payment card, card brand, billing ZIP code, transaction amount, and processor transaction ID. We do not receive or store full card numbers or CVV codes.
• Purchase history: Products purchased, purchase dates, and the property addresses associated with each purchase.
• Download timestamp record: When you download a purchased product, we record the date and time of each download.

Uploaded Content (Full Playbook Customers)

If you purchase the Full Playbook, you may upload the following content for incorporation into your Evidence Report:

• Photographs: Photos of your property that you upload for use in your Evidence Report.
• Written descriptions: Text you provide describing your property or supporting your protest.

You may request deletion of your uploaded content at any time by contacting us at the address listed in Section 11.

Information Collected Automatically

When you visit the Site, we automatically collect certain technical information:

• Device and browser information (such as browser type, operating system, and screen resolution).
• Usage data (such as pages visited, time spent on the Site, and referring website).
• IP address and general location information.

We collect this information through cookies and similar technologies, including Google Analytics, the Meta Pixel, and Microsoft Clarity. See Section 4 below for more details.

When you arrive at the Site from an advertisement or marketing link, we may capture campaign attribution parameters (such as UTM tags and advertising platform click identifiers including gclid and fbclid) and store them in your browser's local storage. If you later provide your email address, this attribution data may be associated with your contact record to help us understand which marketing channels are effective.

Information We Do Not Collect

We do not collect:

• Full payment card numbers, CVV codes, or other sensitive card data. All payment processing is handled directly by Stripe, and we never have access to your complete card details.
• Sensitive government identifiers such as Social Security numbers, driver's license numbers, or government-issued ID numbers.
• Account passwords in plaintext. Password management is handled entirely by Firebase Authentication.

2. How We Use Your Information

We use the information we collect for the following purposes:

• To retrieve public property records: When you enter a property address, we query publicly available government records, including County Appraisal District websites and data feeds (such as the Dallas Central Appraisal District and Tarrant Appraisal District), to display information about that property. You do not need to own or reside at a property to look it up. All information displayed is derived from public records that are freely available to anyone.
• To provide property information and our assessment based on the address you enter.
• To process payments and deliver digital products you purchase through the Site.
• To generate Evidence Reports and analyses based on your property data and any content you upload.
• To send transactional emails, including order confirmations and download links for purchased products.
• To send you notifications about new assessment releases, changes in property values, and educational information about the appeal process (if you sign up for email notifications).
• To operate the Annual Appraisal Monitor service for Full Playbook customers, providing updates when new appraisal data is released.
• To provide you with optional information about third-party property tax consultants (if you have signed up for notifications).
• To respond to refund requests and chargebacks related to your purchases.
• To analyze Site usage, improve our services, and understand how visitors interact with the Site.
• To respond to your inquiries or requests.

3. How We Share Your Information

We do not sell your email address or personal information. We may share information in the following circumstances:

• Service Providers: We may share information with third-party service providers who help us operate the Site, such as hosting providers and analytics services (including Google Analytics, Meta Platforms, Inc., and Microsoft Corporation).
• Payment Processing: We use Stripe to process payments. When you make a purchase, your payment card information is provided directly to Stripe and is subject to Stripe's privacy policy. We receive only limited billing metadata as described in Section 1.
• Transactional Email Provider: We use a transactional email service (e.g., Resend) to send order confirmations, download links, and other service-related communications. Your email address and relevant order details are shared with this provider for delivery purposes only.
• Cloud Storage Provider: Evidence Reports and photographs you upload are stored with our cloud storage provider. This data is encrypted at rest and in transit.
• Firebase Authentication (Google LLC): Account credentials and authentication data are managed through Firebase Authentication, a service provided by Google LLC.
• Advertising and Measurement Partners: We share certain information with Meta Platforms, Inc. and Google for advertising measurement and campaign optimization. Details on what data is shared are in Section 4 below.
• Advertising Partners (Google): We use Google Ads to advertise our services. When you arrive at the Site from a Google advertisement, a click identifier (gclid) may be stored to measure advertising effectiveness. If our Google Analytics and Google Ads accounts are linked, conversion data (such as whether you completed a purchase) may be shared with Google for campaign optimization. Google uses this data in accordance with its Privacy Policy.
• Legal Compliance: We may disclose information if required by law, court order, or government request, or if we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
• Referral Partners: If we provide you with a list of third-party property tax consultants, we may have commercial arrangements with some or all of those consultants and may receive compensation if you choose to engage their services. We do not share your contact information with consultants unless you independently choose to contact them or explicitly give us permission to share your information with a consultant.

4. Cookies and Analytics

We use cookies and similar tracking technologies to collect usage information, measure the effectiveness of our advertising, and improve the Site.

Google Analytics

We use Google Analytics to understand how visitors use the Site. Google Analytics collects information such as how often you visit, what pages you view, and what other sites you visited before coming to our Site. Google Analytics uses cookies to collect this information. You can learn more about how Google uses data at google.com/policies/privacy/partners.

Meta Pixel and Meta Conversions API

We use the Meta Pixel and Meta Conversions API, provided by Meta Platforms, Inc., to measure advertising effectiveness on Facebook and Instagram and optimize our marketing campaigns.

The Meta Pixel tracks page views and conversion events (such as email submissions and account registrations) and sets two cookies: _fbp (browser identifier, retained ~90 days) and _fbc (click identifier, set when you arrive from a Meta ad). The Conversions API sends conversion data from our servers to Meta, including hashed versions of your email address and location data, your IP address and browser User-Agent string, and Meta cookie identifiers. Microsoft Clarity

We use Microsoft Clarity, provided by Microsoft Corporation, to understand how visitors interact with the Site. Clarity records session activity (including mouse movements, clicks, and scroll behavior) and generates aggregate interaction data. Text entered into form fields is automatically masked and is not captured in recordings. You can learn more at Microsoft's Privacy Statement.

Your Choices

You have several options for controlling cookies and tracking:

• Browser Settings: Most web browsers allow you to control cookies through browser settings. You can set your browser to refuse cookies or to alert you when cookies are being sent. If you disable cookies, some features of the Site may not function properly.
• Google Analytics Opt-Out: You may opt out of Google Analytics by installing the Google Analytics Opt-out Browser Add-on.
• Meta Ad Preferences: You can manage your Meta ad preferences and opt out of interest-based advertising from Meta by visiting your Facebook Ad Preferences page. Please note that opting out of interest-based ads does not prevent the Meta Pixel from collecting data for measurement purposes.
• Industry Opt-Out Tools: You may also opt out of interest-based advertising from participating companies through the Digital Advertising Alliance (DAA) or the Network Advertising Initiative (NAI).
• Cookie Preferences: You can manage your cookie preferences at any time by clicking "Your Privacy Choices" in the footer. Analytics and advertising cookies load by default when you visit the Site. If you opt out, these cookies will not load on your next visit.

In addition to cookies, we use your browser's local storage to retain first-visit attribution data (advertising click identifiers and campaign parameters). This data persists until you clear your browser storage or opt out of marketing through our cookie preferences.

5. Data Retention

We retain your information according to the following schedule:

• Email and account records: Retained for the lifetime of your account plus a reasonable period afterward to fulfill any outstanding obligations or legal requirements.
• Purchase records: Retained for at least 7 years to comply with tax and financial record-keeping requirements.
• Uploaded photographs: Retained for the duration of the applicable tax year. You may request earlier deletion at any time by contacting us at the address listed in Section 11.
• Generated Evidence Reports: Retained for the duration of the applicable tax year.
• Annual Appraisal Monitor records: Retained for as long as your Full Playbook subscription remains active.
• Analytics and advertising data: Retained by each provider (Google, Meta, Microsoft) according to their own data retention policies and configurations.
• Property addresses: We may retain property addresses you enter when needed to provide requested notifications, maintain your user or lead record, understand interest in our service areas, or support future communications directly with you.

6. Your Rights Under Texas Law

Under the Texas Data Privacy and Security Act (TDPSA), Texas residents have the following rights regarding their personal data:

• Right to confirm and access. You may confirm whether we are processing your personal data and request access to it.
• Right to correct. You may request correction of inaccurate personal data.
• Right to delete. You may request deletion of your personal data, subject to exceptions such as our obligation to retain purchase records for at least 7 years.
• Right to data portability. You may request a copy of your personal data in a portable format.
• Right to opt out of targeted advertising. You may opt out of the processing of your personal data for targeted advertising by clicking "Your Privacy Choices" in our footer.
• Right to opt out of the sale of personal data. You may opt out through the same mechanism.
• Right to non-discrimination. We will not discriminate against you for exercising your privacy rights.

How to submit a request: Email support@housegeek.co with "Privacy Request" in the subject line. We will respond within 45 days, with one 45-day extension if reasonably necessary.

You also have the following choices regarding your information:

• Account Access: You can log in to your account to view your purchase history, download purchased reports, and update your email address or password at any time.
• Account and Data Deletion: You can request deletion of your account or email address by contacting us at the address below. Purchase records will be retained for at least 7 years to comply with tax and financial record-keeping requirements, even after your account is deleted.
• Photograph Deletion: If you have uploaded photographs as part of the Full Playbook, you can request deletion of those photographs at any time by contacting us at the address below.
• Unsubscribe: You can unsubscribe from our email notifications at any time by clicking the unsubscribe link in any email we send or by contacting us at the address below.
• Cookie Controls: You can manage your cookie preferences by clicking "Your Privacy Choices" in the footer, or through your browser settings as described in Section 4.

7. Security

We use reasonable administrative, technical, and physical safeguards to protect your information. However, no method of transmission over the internet or electronic storage is completely secure, and we cannot guarantee absolute security.

8. Children's Privacy

The Site is intended for users who are at least 18 years old. We do not knowingly collect personal information from anyone under 18. If we learn that we have collected personal information from a person under 18, we will delete that information promptly. If you believe we may have collected information from someone under 18, please contact us.

9. Geographic Scope

The Site is intended for users in the United States, with a current primary focus on residents of Dallas County and Tarrant County, Texas. We do not knowingly collect information from users outside the United States.

10. Changes to This Policy

We may update this Privacy Policy from time to time. If we make material changes, we will post the updated policy on this page with a new effective date. Your continued use of the Site after any changes indicates your acceptance of the updated policy.
