Built with 24+ years of Texas property tax protest experience.
Contingency firms charge 25% to 50% of your first-year tax savings. We charge a flat fee. You keep 100% of what you save. See the math
Built by people who have done this themselves.
housegeek was built with 24+ years of Texas property tax protest experience, working alongside a team of engineers and homeowners. We pulled every Dallas, Tarrant, and Collin County protest record going back five years. We ran the analysis. We built the evidence packet we wanted when we were filing our own.
We are not a contingency firm. We do not file for you. We do not take a cut. We hand you the data, the argument, and the buttons to click. You file. You keep every dollar.
Your 2026 notice landed. Protesting isn't adversarial. It's the check-and-balance the system already built. Homeowners who show up every year keep their values honest. Homeowners who don't fall tens of thousands behind. Once a year, you get to push back on a number a stranger picked for your house. Most homeowners don't. That's the whole edge.
How it works
Check your address.
We pull your 2026 assessment and tell you whether you have a case against real Dallas, Tarrant, and Collin protest data. No payment yet.
Get your hearing packet.
Pick a tier. You see the target assessment value and the strength of the preliminary read before you commit. 24-hour refund window after payment if you haven't downloaded.
Show up for your hearing.
Texas hearings run by phone, video, or in writing. The packet does the heavy lifting either way. Most residential cases are settled before a formal hearing is scheduled, just on the strength of the evidence.

A free look. A preliminary read. A 24-hour refund window that closes when you download or when the clock runs out.
Drop your address in the box. We pull your 2026 assessment, run it against real Dallas, Tarrant, Collin, and Denton protest data, and tell you whether you have a case worth bringing to the hearing. That look is free.
If you do, pick a packet. The savings screen shows the verdict, the prize range, and the evidence chips your case rests on. That is a preliminary read, not the finished packet.
Payment starts the case. You have 24 hours from payment to ask for the money back as long as you haven't downloaded. After 24 hours, or after you download, the sale is final.
If you don't believe the case, don't buy the packet. We can take it.

Common questions
“What do I see before I pay, and what do I see after?”
Before you pay, you put in your address and we evaluate your case against real Dallas, Tarrant, Collin, and Denton protest data. That's the free look. The savings screen shows the verdict, the prize range, and the evidence the case rests on. That's a preliminary read, not the finished packet. After you buy, we run the full analysis and assemble the packet, then post it to your account. You have 24 hours from payment to ask for the money back if you haven't downloaded. After 24 hours, or after download, the sale is final.
“What if I mess it up?”
You won't. The packet tells you exactly what to upload, what to enter as the target value, and which buttons to click, in DCAD uFile for Dallas or TAD's online portal for Tarrant. Most residential protests are settled by email before a hearing is ever scheduled.
“Can the county raise my value for protesting?”
Rarely. The Appraisal Review Board can raise a value during a protest, but only with proper notice and only if the evidence points that way. In practice, the value goes down or stays the same the vast majority of the time. Homesteaded properties are also capped by Texas law at a 10% annual increase, plus new improvements. Bring a real case and you don't open the door.
“What if my protest doesn't get a reduction?”
Full Playbook customers who protest using their housegeek packet and don't get a reduction receive 50% off next year's packet. We can't guarantee outcomes, but we stand behind the product.
You filed. Make the hearing count.
Drop your address and see what we would bring to your hearing for your property, free, on real Dallas, Tarrant, Collin, and Denton protest data. If you have a case, pick a packet. If you don't, close the tab. We would rather lose the sale than your trust.
Flat fee. No contingency. Keep 100% of any reduction.
